On 28/4/06, whilst on holiday in Albufeira, Portugal, I was approached by someone giving out scratchcards and then told I had possibly won a holiday. Rather naively, my wife and I accepted a lift to a hotel where we received the hard sell by a promotional company called Club Holidays Worldwide Ltd to sign up as members of Club Class Holidays. We were told that if we invested £5000 that day we would we entitled to holidays in 4 or 5 star hotels for a fraction of the normal cost and still be able to claim £4000 back after 51 months.

The 51 months brings us up to 28/7/10 and I have a letter in my possession confirming that I will receive a cashback to the value of £4000.

I contacted Club Class who told me that they had nothing to do with the cashbacks and that I should claim this from a company called Reclaim Ltd. They gave me their telephone number and website address. The website states, ‘Reclaim Ltd is a highly successful, long established and well respected sales promotion company ………. and has earned an enviable reputation for strength, integrity and stability.’ Despite this I have had no reply to 3 emails and have been cut off on the 6 occasions that I have tried to phone them.

I then tried to trace the promotional company Club Worldwide Holidays Ltd. but it appears that they have disappeared without trace. Another company called Five Blue Stars has since moved into their premises but rather surprisingly, no-one there seemed to know anything about what had happened to them.

I suspected initially that this might be a scam but began to doubt this after a successful holiday arranged by Club Class. However, I am now fearful of losing my £4000 and do not know where to go next. There must be lots of other people in the same position as us. Can you help us? Do Club Class not have any responsibility towards members recruited in this way?

In February 2007 I contracted with Holiday Transfer Services to transfer ownership of a timeshare I sold to Palace Resorts in Mexico.  As of this date I am still receiving maintainance fee bills.  I have contacted Holiday Transfer on numerous occassions and have been told (1) the bills would be taken care of, (2) the transfer would be accomplished or (3) someone would "get back to me".  None of the responses has occurred.  I am forwarding this information to the American Resort Developers Association (ARDA), the Better Business Bureau, and Palace Resorts.

call to sell time share apartment, was advised buyer found and fee requested as a show of faith advised fully refundable upon completion of sale, some six weeks later advised buyer unable to find funds and sale would be sent to corporate dept, at this stage advised sale would go through as a company was going to purchase apartment, I asked for clarifaction that this was a money deal and that fee would be fully refunder, asvised yes. After several calls a contract was received, rang copmany again and asked again for clarification this was a proper transaction, asked how funds were received and advised on completion they would transfer money into my bank account and at this stage would send them certificate of ownership, I was then asked for for a further fee, again I was told this was fully refundalbe on completion, I advised them I would have to borrow this amount, they told me the funds should be through before the credit  card bill was received. Contract returned, after several calls and promises of a call back finally got call some six weeks later, advised nothing received, co apologised and assured me paperwork would be sent, again nothing received, when I finally got a call after several more promises I was told no money was due as I had entered into a hoilday scheme, I has advised the company from day one I could not take hoildays due to the fact I am a carer and have health issues myself. They agreed to cancel the contract but would not refund any fees paid.

I spoke to Scott -TMPI never called me again? When I call them or email I do not get to speaak to anyone. They also have a Chamber of Commerce LOGO on their site but that Chamber does not show them as members.


Please help me get my money back - or the SALE they promised me - before they rip-off someone else.

I regret the day I signed the note.I would like to express how Silverleaf has managed to basically strip my family of thousands of dollars. I have to admit that it was partly my fault for letting this people "suck me in" into buying one of their properties. I should've taken the time to think things thru, but that's just it, once you're in the closing booth, you don't have a chance against their very well put together sales pitch that they use to confuse even the smartest buyer.At first I was really reluctant to sign, but i was reassured by smiling faces and sound explanations that there was nothing to worry about. I thought I asked all the right questions [or so I thought]. So,It all started when we received a letter in the mail saying
that we won won a free vacation of 1 of three presents including a brand new car. They say all you need to do is come for a free 1.5 hour presentation on their resort. They also promise a $40 gas card from Spirit Incentives. These guys are a total scam. The presentation is a high pressure sales job preying on what appeared to be uninformed and unprepared families.  Feeling pressured by this "army" of sales people that kept coming to the desk, we finally cave in. Just 24 hours after we signed the documents we drove back to the office, and asked to talk to the sales rep that sold us the package,after waiting for 3 hours this person finally showed up. After we told him that we wanted to cancel the whole thing, he told us that that wasn't an option, and the only thing we could do for us was to downgrade the initial package he had offer us.  Its been almost one year and I was only able to use the resort dozens of  times, all the times for only a couple of nights with the bonus time.  but i could call the update department and get a weekend anytime as long as i go to anther meeting and the waiting is longier then 90 minutes. In order to use some of the amenities inside the resorts we are asked to pay extra. another thing they forgot to mention during the sales presentation. I want out of the resort, I don't use it & I don't want to use it.  I will also tell everyone I know to never own at Silverleaf Resorts unless they will take back this deed for the trouble and money I have lost.  Even when i haved stayed there other people told me they hait it they use it because they are paying on it.

Back in Oct 07 I was taken in be this companies sales story. I payed first of all £609 for them to sell for us. Promisted a sale in 8-10 weeks. Feb 08 we were told that our timeshare was being bought by a company called Full Circle as this was the easiest way for them to make a sale, we paid a further £965 for legal fees. Our total outlay is £1574. I have called various times and always fobbed off. I am trying this route first, but if this does not work my next step will be the courts.

On holiday in Portugal I was talked into buying extra points from what i thought was an RCI rep on returning to the U.K. I phoned RCI & apert from the fact they do not have reps on site every thing I was told was far from being the truth so I decided to cancel my agreement Ifilled in all the necessary papers &sent them off all within the specified time(14 days) 4 days later they phoned telling me I could not cancel when I tried to tell them it was in the terms & agreement they hung up the phone have tried certain avenues to reclaim my monies ie, RCI, Visa & T,A,C,T,O with no success it now looks like the only option is Solicitors

Sold Holiday membership to Club Class Holidays. They said they were the sales division but Club Class Holidays state they are not connected. Shown loads if things in writing re the guanteed benefits of memebership and told they were ours to take with us. After paying the money they said for our convenience they would send our folder as it was heavy to take on the aircraft. I said it was no problem but they insisted it was to be sent. When the 'parcel' arrived it was just a folder with a few vouchers much of it not relating to what we were told we were purchasing. We only purchased the membership as we were shown what we would get in writing and were told all the paperwork was ours to take with us when we left the presentation
We were told Club Class Holidays would guarantee to charege less for package holidays however when I asked them for a quote their prices were higher. When I pointed this out to them they just said that was the best they could do
There was a cash back element to the sale and when I did exactly as directed some four years later, I waited and waited but didnt receive a penny. I emailed them asking where my money was and they emailed me back stating the my claim was in the next 'batch' and I wouod hear from them shortly . . I waited and waited and they then didnt respond at all to my emails
All I got for my money was a folder full of vouchers than were of no use to me . .they werent the offers I had been shown at the presentation and were of no interest to me. Club Class Holidays did not offer holidays cheaper than I could buy myself and the cash back offer never materialised
I wish I had never gone to the presentation. I thought I was taking home all the 'proof' of what I had purchased . . but having promised me that I could take all the details in writing away with me at the end of the presentation they took my money and I left with nothing
Club Class Holidays were extremely unhelpful about the situation just claiming that Club Holidays Worldwide were nothing to do with them. They didnt explain how Club Holidays Worldwide obtained the product to sell!

Which I had seen this site before paying the money for a much longed for holiday. All the information, indicated that parents with school age children would be given what they call "grey week - school holiday weeks". You have to chose 4 weeks, only one can be grey, however they know if you have kids you will only be able to go on the grey week. Confirmation received over the weekend that the week being offered is not the grey one we chose. Therefore, did to school policy of no holiday's during term time, we can not accept the date. Have since emailed them, to try and get money back, which is much need. Have been informed that they have offered a week and therefore no money will be returned. They have a great scam going. PLEASE AVOID AT ALL COST. THEY MUST BE DODGE AS THERE DETAIS WERE ALREADY ON THIS SITE.

I purchased a time share in Cabo at Mayan Palace.
Signed contract stipulated they would take over Havasu Dunes time share as long as I paid the maintenance bills for the first year which I did.
They did make a payment by American Express in April 2009.
None since.
I have been notified I am in collections even though Holiday Transfer Services have repeatedly stated that payment would be made.
Apparently the change has never been recorded
What legal recourse is available?

On 12/27/08 I received a call from Jackson Darden a sales representative from Universal Marketing Solutions.  I was told that Universal Marketing had a buyer for my Royal Holiday Club timeshare in Cancun, Mexico.  For their $2500 fee my timeshare would be sold within 6 weeks of them charging my Discover card.  It took them almost an hour to convince me.  I even talked to a representative from Creative Home Mortgage, their financing arm, that confirmed the sale.  I had second thoughts late that night and talked to a representative from Discover that assured me that this was a reputable company.  6 days later they called me back and said I needed to sign their standard listing contract so they could process the paperwork for the sale.  I did and faxed it back to them.  Needless to say the sale did not take place.  I tried to contact them many times and the sales representatives cell phone number was no longer in service and all I could get from Universal Marketing was an automated answering system that said leave us a message and we will get back to you within 72 hours.  I did not receive any call backs from any of the messages I left.  I disputed the charge with Discover, and after a couple of months the temporary credit I had received to start with was disallowed.  It just showed up on my statement.  I received no information about the resolution from Discover until I called them to question why the conditional credit was disallowed.  Discover said I had to pay because Universal Marketing had a listing contract, no matter how they obtained it, and it was getting service even though I can never get in touch with them.  Needless to say I was disappointed in Discover and cancelled my card on the spot.  They were no help at all.  Do not do business with Universal Marketing.  They use deceptive sales practices to get your money and then do nothing for you, not even communicate with you.

I got a call from Randy Hiefer saying he works for Universal Marketing Solutions. He informed me that he had a buyer for my timeshare. He said all I had to do is pay $1997.00 to do a title and deed search. After the transaction took place over the phone ( I gave him my credit card number) he sent me out a contract to sign. He instructed me that once they received the signed contract back from me it would take 60 days to close and I would receive 3 checks totally $10,500.00 for my rental weeks and a check for $49,995.00 would be deposit in my bank account upon closing once I gave them the routing and account number to my bank. Well I called Randy before the 60 days to check the status of my sale and all he would tell me is their just waiting on the family, after 60 days I called Randy and he would either give me a fake closing date or not answer his phone at all. He even went as far as giving me a fake fedex tracking number for the $10,500.00 in checks I was suppose to receive for my rental weeks. Please if it's possible can anyone help me get my money back.

I regret the day that I fell for and bought property at SilverLeaf Resorts. My husband and I only bought the property because we wanted RCI. We were told that with RCI we could go anywhere in the world. All we would had to do is pay the $164 for the week rental and buy our own plane tickets. The sales representative told us that we would be able to use RCI just by purchasing the property- he did not explain anything about having good "trading value". Little did we know that there was more to it.

For our member's meeting, SilverLeaf resorts called to set it up a few months after our purchase claiming that they needed to explain how the program worked. When we got there, the presentation took about three hours and the sales representative tried to sell us another property. I got very irritated. We told the sales representative that we only purchased the property so that we could have access to RCI (which in itself is another set up). After more discussion, the manager came in to inform us that we would have "no trading" power with RCI unless we bought another property and became members of their Diamond Club. The manager explained that with Diamond Club membership that we would have better "trading power" with RCI as well as other perks with Silver Leaf. Unfortunately, we fell for it and purchased another property. Since then we have not been to use RCI or Silver Leaf resorts due to lack of availability.

Later that year, we got another call from Silver Leaf stating that we needed another member services meeting. My husband insisted that we go so that we could view our property which is located in the Villages. Relunctantly, I went but I told my husband that this better not be another sales pitch. When we got there, we waited about an hour, got a tour of the faciliaties and of course listened to another sales pitch about why we should upgrade to another property. We both told them no!!!!! When we got home, we realized that they had run our credit reports, without our approval!!! By this time I was FURIOUS.

Since then, we have been harrased by numerous phonecalls from SilverLeaf requesting that we refer some of our friends. We have told THESE people, several times, that we are not recommending anyone and that we are very dissatisfied!!!!

I am very embarrased to say that we fell for their scams twice....but they will not fool us a third time-like other people that were fooled, I guess that we will have to use their facilities (if we could ever get in) because we are paying our money.

I only wish that we could sell these properties and get our money back.

About a year ago, my wife and I visited the Silver Leaf resort in Il.. We was showen all of this different ways we will be able to use our timeshare if we buy.. We signed up for the lost plan possible but we still ended up putting close to 600 down payment and monthly payment of 137 a month... We didnt understand that we can only use our timeshare every other year.. We also didnt know that they sold us a timeshare to one of there sister resort in St. Louis. And we cant get out of our contract.. We called them to try and see if we can stay a weekend and they are always booked... I think this is the biggest scam as far as timeshare I have ever seen.. Their customer service reps are horrible and I am close to filing Bankruptcy inorder to get from underneath this deal..
