Reservation Fee »200828/06/20091

Entered into a contract to buy a retail unit in Romania (off plan).

The project was cancelled by the developer later due to lack of market capital.

I am out of pocket for a 'non starting project' together with £1520 in advance legal fees that were never used.

How Not to Invest with Ready2Invest

I have found this company to be far from straightforward to deal with. Their literature is precise and helpful, but then it has to be in order to attract the prospective investor . Also they have demonstrated to me in the last few weeks a quite amazing ability to deceive, as my following story reveals.
I am very rapidly approaching retirement age, so the R2I Centrewest development seemed a good way to supplement my future state pension. By buying a retail unit in Romania, the shared pooled rents from this Bucharest project seemed good value.
The buyers risk involved was the possibility that the developer might be refused municipal planning permission, an unlikely event as the developer had a good track record in converting agricultural land to development land (so the storyline went).
So I decided to go ahead, paid my reservation fee of £2975 and a 15% deposit plus 19% vat and £1500 in legal fees. This was paid to R2I in sterling only to be informed a couple of months later that I should have paid in Euros and would I pay an additional £500 - £600 to cover the fall in the exchange rate. Ouch! I thought, that could have been avoided, if they had had the decency to have returned my sterling cheque immediately and asked for payment in Euros,
Anyway the contract was signed in January 2008 with another 20% due in about 12 months from that date. In August 2008 I sent an email to R2I asking when the next instalment would become roughly due, no email was returned. So time went by and in February 2009 I received my first update on the project, a phone call from R2I saying that things were running behind schedule.
In April 2009 I got another phone call from R2I. Apparently it seemed that planning permission would most likely be refused to the developer due to a road widening scheme in the area and would I be interested in their solution to this problem by switching to a development in Mendoza, Argentina. Apparently all the funds I had paid would go into this new development plus about another 20% roughly. It was mentioned that I would lose the reservation fee and legal fees paid if I did not go ahead with this new scheme, but that they would be credited if I were to go ahead. I saw no reason to jump into another project with R2I as this development was outside the E.U. and told them so.
Last week I managed to contact my appointed Romanian solicitor for the first time, and was told by him the real truth about this CentreWest project. Apparently, at about the same time that I had received that second phone call from R2I, the legal man of R2I had sent an email to this Romanian solicitor agreeing a prompt refund date of no later than 02/07/2009 of the original 15% deposit monies to be refunded back to the investors of the CentreWest project. This would be for the persons not wishing to switch to the new Argentine development due to the developer having pulled out of the Centrewest project in 2008. That was a huge surprise for me as I had heard nothing of this from R2I.
Apparently, the developer had decided to pull out of the contract in late 2008 so my Romanian solicitor told me,amounting to a cancellation of the contract, something which R2I had not seen fit to communicate to me.
So it seems that the Argentine project was a deceitful ploy by R2I. No mention of a cancelled contract was made in that second phone call , only a lie about road widening. That lie in fact amounted to a deception in order to try to obtain further funds!
Futhermore it was made clear to me by my Romanian solicitor that in order to get any monies back from R2I a solicitors letter in his experience was necessary. Strange I thought for a concern like R2I to need such a heavy handed approach.

I am looking to find other people who invested their money in the failed R2i (or 'R2R')developments of La Cadima (Playa Macenas) and Los Cerros (Turre) SPAIN to try to get our money back which seems like a lost case now but if we get together there might be something we can do. The name of R2i at the time of the payment of deposit was Ready 2 Rent (R2R). I believe R2i were the promotor really and Citrus were the developers. Please contact me if you are seaching for help on this at [peterjfirth@btinternet.com] (link: mailto:peterjfirth@btinternet.com)
